Fire sprinkler rules for residential buildings


There is a difference in rules for residential and commercial buildings. If you manage residential buildings you need to be aware of the minimum height requirements for residential buildings that need fire sprinklers. This changed in May 2020, so now all buildings with top storeys that sit more than 11 metres above ground level need a fire protection sprinkler system installed throughout the premises.


While there is no mandatory requirement for existing buildings (pre-2007) to have fire sprinklers fitted, existing buildings undergoing renovation or structural restoration works will likely need fire sprinklers retrofitted. They will need to be fitted in accordance with regulations BS 9251(or BS EN 12845 for flat blocks outside the scope of BS 9251). Simply put, if your building is at least 11 metres tall, you should consider whether the existing fire sprinklers are sufficient.


Fire sprinkler system rules for commercial buildings


If you own a commercial building which spans 20,000 square metres or more, you are legally obligated to install a fire sprinkler system. Any commercial buildings such as shops, offices, restaurants, factories, warehouses and distribution centres need to be retrofitted according to UK Regulations Part B. Many business owners choose to install fire sprinkler systems even if they are not legally required to.


If your business employs more than five people or is open to the public, you must complete a fire risk assessment. This risk assessment might recommend a fire sprinkler installation. If your building is a high fire risk, sprinklers are highly recommended, if not mandated. Even though you may not be required to install fire sprinklers, you are legally required to complete a fire risk assessment which likely recommends the installation of fire sprinklers.
